TRL Refusal Welcomed

CVAG welcome the recent refusal of the Legal and General appeal against their proposals for the TRL site. The inspectors conclusion was that the scheme was not well thought out and could indeed do harm to the village.

The inspector agreed that there wasn’t enough recreational area to mitigate the additional impact on the SPA of all those new residents.  In other words, too many houses and not enough green space.

The loss of green gap between Crowthorne and Bracknell was also noted as a negative aspect of the plan

“What is particularly frustrating is that this was apparent to us before they even submitted the appeal”.

Said Andy Holley ” We could all see that the plan was poorly conceived. Even Legal and General could see that  it was flawed as they kept submitting revisions to the plan, even as the appeal was progressing.  It is unfortunate that Bracknell council were forced to commit so much resource to fighting this unnecessary appeal.”

 

There could be an opportunity for redevelopment of the TRL site but it should be of a scale which is appropriate to the capacity of the surrounding infrastructure. As the inspector noted, the proposed development would have created traffic congestions for miles around and any local improvements would only move the problem elsewhere.

If L&G are to submit another proposal we hope it’s more appropriate in scale and professionally planned ,  not just another ”indicative”  concept with no real depth of thought.
